The standing rules that apply across our managed properties. Individual buildings may add their own — those appear on the property's own page.
Rent falls due on the 10th of each month. A payment received on or after the 11th attracts a late fee of ₹100 for that month. Electricity charges are billed separately and fall due on the 27th.
A refundable deposit of ₹5,000 is collected before occupancy and returned within 30 days of vacating, less any itemised deductions for damage beyond ordinary wear. Deductions are shared in writing with photographs.
Quiet hours run from 10 pm to 7 am. Lobbies, staircases and landings must stay clear at all times — they are fire escape routes, not storage. Terrace access is by permission only.
All visitors sign in at the gate and are logged against the unit they are visiting. Parking bays are allotted per unit; visitor bays are for visitors and may be towed if misused.
Structural alterations, fixed installations and subletting require written approval from the managing company before any work begins. Unapproved alterations are restored at the resident's cost.
Extinguishers are serviced every six months and hydrants tested annually, with certificates on file. Every floor carries a marked escape route. Fire doors stay shut — never propped open.
Lifts are inspected monthly under an AMC and carry an emergency intercom that reaches the security desk. Electrical panels are audited annually, with earthing and RCD checks recorded.
Security is staffed round the clock. Entry and exit are logged. CCTV covers entrances, lobbies and parking, retained for 30 days and released only to law enforcement on formal request.
Overhead and underground tanks are cleaned quarterly and water is tested twice a year. Cleaning and testing dates are posted on the notice board and in the resident portal.
A resident can raise an emergency ticket from the portal at any hour; it pages the on-call manager directly. Assembly points are marked at each property and drills are held twice a year.
